One of the most common questions we get asked at the Institute comes from prospective property sellers who ask how they should list their property for sale.
Should they auction the property? Should they give an exclusive or sole agency to an agent? Should they Multi-List the property or should they just have the property open listed.
Without having seen the property or knowing the reason for sale, it is difficult to advise on auction, sole agency or multi-list.
Each system has its own attractions. The most important factor is to ensure you have a 'controlled' listing. That is, that someone is responsible to you for the advertising, marketing, inspections and sale of your property. All three mentioned systems are controlled listings giving you the assurance of a person being responsible to you.
Whether you auction, have a sole agency or multi-list is best left for you and your agent to decide. Some properties do better at auction. Some agents believe auction is the strongest method - but talk it over with your agent.
